Plumber in Buckingham, Fort Collins, CO.
Buckingham is a historic neighborhood just northeast of Old Town, between the Cache la Poudre River and the old sugar factory district. Its small, long-lived homes sit low near the river, so water management matters here as much as the plumbing inside.
How Buckingham Grew Beside the Poudre.
Buckingham began in November 1902, when the Great Western Sugar Company built small dwellings for factory workers on land owned by Charles Buckingham, beside an oxbow of the river. Many of the families who settled here were Volga Germans and Latinx workers who labored in the beet fields and the factory. Fort Collins annexed the neighborhood in 1906 after residents petitioned the city.
The river has always shaped the neighborhood. A flood on May 21, 1904 washed away many homes in the early settlements. A 2005 city planning document states that Buckingham and nearby Alta Vista lie in the 100-year floodplain and that their streets lack curbs and gutters.
Buckingham Park at 101 First Street is the neighborhood's public anchor, with a playground, ball field and community garden, and it sits between the Poudre River and some of the city's best-known breweries.
Water Awareness for Homes Near the River.
Living in a floodplain does not mean a particular house floods. It does mean basement and low-level water issues are worth planning for. A working sump pump, a clear floor drain and downspouts that discharge away from the house are practical steps, and basement plumbing work is where many of those start.
If you are unsure whether your address is in a mapped flood zone, ask the City of Fort Collins for the flood-zone status of your parcel. We do not determine flood zones, but we can look at the plumbing side, including sump pumps, backwater valves and drain lines.
A slow main drain is also worth checking early. Our drain cleaning and sewer line repair pages explain how a camera inspection tells you whether the problem is a simple clog or something that needs a larger fix.
