Plumber in Sheely, Fort Collins, CO.

Sheely is a hillside neighborhood just south of Colorado State University, built in the 1950s on curving streets that follow a ridge above Spring Creek. Its ranch houses are larger than most mid-century homes in Fort Collins, and the hill itself shapes how water moves around them.

The Neighborhood.

A Hillside Neighborhood Above Spring Creek.

Arthur Sheely bought about 40 acres of farmland here in 1951. In 1953 the land passed to the builders Ben Olds and Bert Redd, whose Olds and Redd Construction Company began the main development. Fort Collins historians describe Sheely as the city's first affluent subdivision after World War II.

The streets curve along a rolling hill and none of them run through. The original design had no sidewalks, curbs or gutters, so rain moves across lawns and down the slope toward Spring Creek, which borders the neighborhood to the south. A large storm drainage channel runs along the southwest end of the area.

Ranch houses dominate, many with large windows and wood and stone detailing, and the city notes that Sheely Drive itself is a small registered historic district of 11 houses. Homes here are mostly 2,000 to 3,000 square feet, with some larger once finished basements are counted.

Plumbing Guidance.

Plumbing Considerations for Larger Mid-Century Homes.

Bigger houses mean longer pipe runs and more fixtures, and that changes the plumbing work. A large ranch with several bathrooms is often served by one water heater working hard, so waiting a long time for hot water at the far bathroom is a common reason people call about water heater replacement.

Houses with finished basements deserve a plan for water. General guidance for any home on a slope is to keep downspouts directing water away from the foundation and to test a sump pump before the wet season, not during it. If you have no pump, our sump pump service page explains what an installation involves.

We do not assume any specific problem in Sheely homes because of their age. Mid-century houses have usually been updated at least once, and some of the plumbing may be newer than the house. A technician looks first and recommends second.

Questions From Sheely.

Is Sheely the same as the Sheely Drive historic district?

No. The Sheely Drive historic district is a small registered group of 11 houses. The Sheely neighborhood is the larger area of ranch homes south of CSU built from the early 1950s.

Do you handle homes with finished basements?

Yes. Many Sheely homes have finished basements, and we work on water heaters, drains, sump pumps and leaks in those spaces.

Why does the hill matter for plumbing?

The streets sit on a ridge above Spring Creek, so surface water flows downhill across lawns. That makes drainage around the foundation worth checking, especially before spring and summer storms.

Can you size a water heater for a large house?

Yes. We look at the number of bathrooms, the distance to the farthest fixture and how much hot water your household uses before suggesting a unit.
